A message from Property Manager, Mark Kroeger
With Village wide Covenants and Restrictions in place, I felt the need to touch base on some of the more commonly abused restrictions. One of these items comes to my attention virtually on a daily basis.
Signs are regulated in Section 13, paragraph vi. Signs advertising products, services, professions, facilities or real estate are prohibited. This includes “For Sale” signs of all types, including those on vehicles while in the Village. I am also seeing more signs for home maintenance and landscaping companies while they are working on a site. Political signs are allowed during election time, but must adhere to the 5 square feet maximum.
Section 13, paragraph i restricts the number of dogs/cats per residence and prohibits dogs from wandering the neighborhoods. Dogs continue to be one of the bigger problems we face. It is up to the individual pet owner to assume responsibility of controlling their pets. Knowing that occasionally an animal will get loose, we would ask that you please consider attaching a pet ID tag to your dog’s collar, to help us get the dog back home if necessary.
Section 13, paragraph ii states that garbage and rubbish must be kept in sanitary containers concealed from the streets, parks and fairways. Garbage in bags is often found littered along streets. You will be hearing more about trash and garbage pick up in the near future.
Burning of trash, leaves and other refuse is likewise prohibited. Besides being against Village rules, this is a state statute. However, contained recreational fires are acceptable, provided “clean” wood only is used as fuel. These are not to be used as disposal fires. Clean wood is wood that has not been treated, painted, stained etc. Please be responsible with your recreational fires…be aware of the weather, watch the fire, and keep it under control.
Section 11, paragraph I addresses parking of vehicles, boats, and other equipment. Vehicles are not to be habitually parked on the street and adequate off street facilities are to be provided for all vehicles in the household. There are seasonal restrictions on boats and trailers.
Section 15 of the Covenants and Restrictions allows the Board of Directors to set penalties and fines for violation of these rules. A list of fines and penalties for various infractions is being developed at this time and will be published soon.
Hard copies of the Covenants and Restrictions are available at the gatehouse or on our website (www.clvillage.com).
Christmas Lake Village is a unique place. The rules contribute to the nature of the Village and make this a nicer place for all of us to live. |
